Here's the approach I would take: Come up with a price you think is fair for the final dried and graded lumber. Let's say you both agree on $2/bd ft for FAS. If the tree yields 500 bd ft then you'll pay $1000 which needs to cover the tree removal, cutting and drying. The tree owner would get whatever is left.

Mot of them should be able to answer all your questions. The ones I’ve known do not fell the trees but you mentioned that you’ll be doing that.
I would estimate about 60 to 90 days to get fully air dry to 12%. Then, you can bring them inside your house for a couple of weeks, and they will get into equilibrium with your inside space. This not recommended for all species, particularly oak, but walnut dried well and can handle the extra air flow.

So I am getting a free black walnut tree. Base diameter is about 30" Its about 10 foot to the first branch and then there are a few big limbs over 12in in dia going up. The only cost I will have associated with this is the cost of a lift $130.00 plus cost of milling.
