A covered patio was not included by the builder on my floorplan, even though there was a cut-out on one rear corner of the floorplan I selected (which is where the optional patio was installed at a cost of $3335.00 for 9'x15'). I assume that most of the cost was for the additional roof that was extended over that corner of the house.
It cost $12,500 for mine. To put a covered patio on the patio is very different than putting up an arbor. You have to have a civil engineer draw up plans for your permit because you're essentially connecting this covered patio to your existing house.
The pergola allows for some sunlight to come in which is nice. We want to use our patio even when it is raining though and not worry about covering the furniture when rain is expected. So I am entertaining the idea of either covering the pergola or building a new covered patio. The pergola wood has rotted in some areas but looks repairable.
That's how you make a covered patio look like it's supposed to be there. That takes a lot of roof framing to support the weight of the shingles, as shingles are heavy. The current patio wasn't strong enough, thick enough, to support the weight so the posts all had to be put right on the edge of the patio, except one on the actual patio.

I just moved to St. Johns and was told that screening in my back porch required a permit and is therefore more expensive than in Duval where it's not required. I spoke to few venders at the home and patio show and most of them guessed that just to screen in my already covered patio would cost about 2k and it's not a very large porch at all.

For the tax reason I built unattached covered patio. The only inconvenience is that the rainwater gets through the gap between the house and the new patio roof, but I can put sort of temporary cover to close that gap if I really want. I love how it all turned out and the whole idea that I am not going to pay extra $$$ to those crooks from HCAD.
