Not how it works. Lenders lose money on repossessing property. What's important is the probability of you repaying the debt owed, i.e. the lender will never have the need to speak to you regarding your mortgage once it is set up.
Next mortgage application I'll do I will have nothing more than a car loan on my record, always paid on time, and be two years into a mortgage with no missed payments. I have no debt apart from that, earn good money, but I do have 2 defaults, both five and a half years old so not far from dropping off.
Thought the recent cash injection might have meant that some lenders were being more free with their money again or that some mortgage companies weren't that fussy and I could snap up a super cheap flat before the property prcies went back up again. Curse Lloyds (and my meagre savings).
I’m looking to see if anyone has successfully managed to get a mortgage on a house with a mine entry within 20m of the boundary of they property they are looking to purchase. We have had everything set in place for weeks and now our mortgage lender have now declined to lend to us on the basis of the mine shaft being in close proximity to the house.

Anyone have any knowledge surrounding who are the tightest mortgage lenders and who are the most lenient in relation to late payments/payday loans? Thanks
Get both of your credit files printed and then see a mortgage broker or IFA. It is then their job to analyse your credit history and circumstances and put you to the most likely to lend provider with the most competitive rates (within these parameters)
There is no, "Most lenient" lender... Some of the Big 4 banks have specific niches that might give them borrowing power than others. This really depends on the circumstances of the individual borrower. The second tier lenders tend to be less generous on borrowing power, but some have much better rates than the Big 4 banks.
