Jun 19, 2018. #1. Hello, new to this have an interpretation question. Have a client who built a metal carport 1' from his property. Local zoning is OK with it however local jurisdiction wants client to erect a 1hr wall on the side adjacent to the property line. Carport is all metal including roof and TS columns are even filled with concrete.

The issue is 309.4 states "carports shall be open on at least 2 sides." and "carports not open on at least 2 sides shall be considered a garage and shall comply with the provisions of this section for garages".

IFC 6107.4 addresses vehicles. IFC 6107.3 addresses combustibles. Here the propane fillers want to be able to get to their tanks, and they set them. A smaller tank as you describe may be a owned by the resident. I have always seen the 125's out side and strapped. Most would not want to loose the carport space for their stuff!
Having obtained a building permit in 2009 and not completing the work until 2017 there might be issues with an expired permit. The original variance was to build a carport up to a property line and it may or may not include a deck on top of the carport. I would tend to think that there was no approval to include a deck.
