I am planning to buy a small parcel of land from a relative, that has no structure on it. It has been recommended to me that I form an LLC to buy the land. That it gives me financial protection against liability, as well as some tax advantages. The cost of the land is under 20k. The cost of forming an LLC is probably over $500.

Not all land sellers are ethical so it is up to the buyer and their agent to do due diligence and find this out. One of the more common problems is lack of access. That is, a parcel is up for sale but there is no easement or other access that will give you the ability to get to your property without trespassing on someone else's property.
It is in a FEMA AE Regulatory Floodway. It is in a subdivision that is bordered by the river, most of the subdivision is empty and undeveloped, but there are a few scattered houses or mobile homes in the subdivision which is nearly entirely in the AE Floodway. The land is stupidly cheap (for the current price climate).
