Texas land is cheap in comparison to most states. Land around cities, especially metropolitan areas like San Antonio will be expensive. Sounds like the OP is shopping and has some criteria for land features around the plot. That is what we did. When we were land shopping, we had a wish list and was able to get most of what we wanted, settled for somethings, and figured mineral rights were not a show-stopper. I like the idea of a basement under a mini-crib.
Not all land sellers are ethical so it is up to the buyer and their agent to do due diligence and find this out. One of the more common problems is lack of access. That is, a parcel is up for sale but there is no easement or other access that will give you the ability to get to your property without trespassing on someone else's property.
So circling back to BOL's.....people in the "Van Life" communities that live on the road 365 days a year are no longer allowed in National Parks if they dont have a 911 residential address.....so they are buying cheap pieces of land and camping on them to the limits of local laws which in many cases is 2 weeks to 3 months.
You could try looking for a (relatively) secluded piece of land in a different part of Florida. I went through Dixie county not too long ago and it was A.) Not crowded and B.) Fairly off the beaten path. Land is comparatively cheap there (for Florida), too. Just tossing out ideas...
I've bought 40 acres of freshly clear cut land. It's the first time the land has been clear cut and the soil is still pretty good. There is a good sized creek running through one side of the property and I've got a few hundred feet of paved county road frontage. The land is quite literally in the middle of nowhere.
