I am building a garage with an 18' door. I understand the finished opening for the door itself is 18' but what is the masonry opening for framing in the opening. This is a concrete footer/foundation. I am planning to have the foundation wall stop 3" from the fin. size opening, so my rough concrete opening would work out to be 18'6"?
I am building two stories on a slab. The first story is 14 courses of split face. All my window headers are on the 10th course. 8’ garage door works perfect on the 12th course. The issue is that I need to use a standard residential 6‘ 8” entry door. Setting this on the slab my rough opening does not fall on a course break. It’s 4” higher.

Ceiling is 12 ft. What do I need for side and headers on the frame for the door installer. I was thinking 2x6 for the sides and top.

How wide do you make interior door rough openings over the slab door size? I have a builder who does door size plus 2". It's not enough room for adjustment. Especially with exterior doors. Other builders do door plus 2-1/2" which I think is ideal. I wanted to check here and see what the consensus is before I raise the issue with the builder.
A knock down I will always obviously install after, and as a rule of thumb, the opening should be 1-1/2'' larger than DOOR. Must be a nice, plumb, square opening. The height on those ill add 1-1/4'' larger than DOOR off the high side of the floor. Welded frames are also common sense. Ill only go a 1/4'' bigger than actual size of frame.
