The Chevy Silverado 1500 actually has very similar ratings to the Nissan Titan. Its tow capacity comes in at 12,000 lbs, and it has a payload just under the Titan at 1,820 lbs. Coming in at the bottom of the pack is the Ram 1500. It has a tow capacity of up to 10,650 lbs, and its payload comes in at 1,930 lbs.
I think 5-7% is recommended for boats. Either that, or the payload numbers from Nissan are very conservative and you can exceed them without a problem (possible insurance liability issue though). The tongue weight came in at 820 lbs, Airstreams are heavy at the hitch. My Titan's max tow capacity is 9,200 lbs and max tongue weight is 920 lbs. Also, my payload (most important) is approximately 1,820 lbs (GVWR 7,100 lbs minus Titan weight of 5,280 lbs).

The big one is that the GCVWR for gas-equipped Titans with the Texas Titan package is reduced by 800lbs to 16,900lbs because of the 20 inch rims. So, your towing capacity is also reduced by 800lbs, and the payload impact is noted on your door sticker (I believe payload is reduced by 400lbs on those models).

We bring the dog, who weighs 90lbs. I have a fiberglass tonneau cover which weighs about 100lbs. I have a WDH setup which weighs about 100lbs. So my real towing capacity is 9300lbs minus the 795lbs of passengers, cargo, add-ons, and gear I carry in/on the truck, coming to a real towing capacity of 8505lbs.
