First step is to obtain a treasure map. For this you will need a new villager called a 'Cartographer'. Currently they have 2 kinds of maps. First is Monument Treasure Map and the 2nd is the Mansion Treasure map. Both require a trade of emeralds and 1 compass. The Mansion map will show the location of the new Woodland Mansions.
I found a treasure map yesterday in a sunken ship that pointed to a location without a chest. This was on SMP 3 in the waste and I still have the map. I noticed someone mention this in chat a few days ago so maybe it is more common of an issue. I've found dozens of maps, even as recent as a couple of months ago and they have always lead to a chest.
From the maps that I have used, if the mansion has been loaded into the world the maps wont lead you to them. But if you open say 5 maps at the same time, the will all lead to the same place until you find the mansion, then all new maps will lead to the next closest mansio
Besides that there is some weird LAG when trying to open a chest containing a treasure map, up to 20-30 secs. the lag is kinda old. it has probably to do with the fact that the BTM needs to be generated for the world it is in, and it is a different way from vanilla (if I understood correctly)
