In late June 2013, the National Trust sold the Mellon Building to the American Enterprise Institute for $36.5 million. The Trust said it will lease space on the top two floors of the Watergate Office Building. The National Trust holds a permanent historic preservation easement that protects both the interior and exterior of the Mellon Building.

1099 14th Street NW, also known as Franklin Court, is a high-rise Postmodern office building located in Washington, D.C., in the United States.Constructed in 1992 as part of the redevelopment of the Franklin Square area from a red-light district to an area of office buildings, it is a Class A office building with 11 stories aboveground, four below, and a mezzanine.
The building is composed entirely of commercial office space. [ 1 ] The Investment Building is partially composed of elements from an older building of the same name that was designed in 1910 by Jules Henri de Sibour , and completed in 1924; [ 3 ] the building was partially demolished, but its historic facade was preserved. [ 3 ]
