When I was all done I measured and it as just over 199 square feet (but under 200). 1/2" wall sheeting and 3/4" siding bumped my final dimensions that I had simply forgot to take into consideration. Luckily, i stayed under 200. If i had gone 14x14 or 10x20, I would've been over. Mine is 12x16 with a loft.

    I say this from having had an 8x12 ice shanty/bunkie, a 8x12 diy camper from a 'bread truck', a 12x24 cabin build with a 12x12 stand up in center loft and our current prev owner built 16x24. We built the 12x24 in '83-'84 mostly from repurposed lumber from an 1897 barn and had it for 34 years.

    A quick local search in my area shows a 12x16 lofted Dutch style barn for $8k..considering they have a price online I bet it's about $2k higher than a smaller company would sell one for.     Reply Quote. He doesn't know what a shed roof is. I did the same build, (3) 8 ft 4x4 and (3) 12 ft 4x4 3 feet deep. 2x10x12's, cut a birds beak to have rafters lay flat, 16 inch centers. Then attached with Simpson H1 Hurricane ties. 5/8 sheathing, tar paper, drip edges, then metal roofing panels, overlapped.

    Had decided to build a cabin for occasional use in washington state. After checking with county for permits, I found that a legal survey and permit would be required for anything over 200 sq. feet. As I had only planned on a small cabin, I decided on a 12x16 which put me under the 200 sq. foot requirement and saved the cost of a permit and survey.

    The plans I have for a 10x14 show two 14' 4x6 beams with the pier at 2', 7' and 12' from one end. That gives an overhang of 2' on each end. You should be fine with up to 5' between piers. The plans for the 12x18 uses 4x10 beams with a pier at 2', 9', and 16' from one end. That gives an overhang of 2' on each end.

    Member. # Posted: 2 Aug 2019 19:54. Reply Quote. To frame my 12x16 (with 8x16 covered porch) cost me about $2400 CAD in 2010. Thats lumber only. No foundation, doors, windows, roofing etc., just the 2x4 frame and sheathing. This plus sheathing = $2400.

    How remote is your spot? I built a 12 X 16 1 1/2 story bunky/shed. We used it as the cabin the first 2 years then started the big cabin 1400 sqft. We have had up to 15 persons in it. Whether it is big enough depends on how much time you plan on staying in it. We are an outside family so this worked as a glorified tent for us.
