The mall sits on the northern edge of the Monterey Bay in Santa Cruz County. Capitola Mall is located on 41st Avenue just off Highway 1 at Capitola Road in Capitola. Capitola Mall opened in 1977, and was renovated and expanded in 1988/89. It is the only enclosed regional shopping center in Santa Cruz County.

The original mall structure was 300,000 square metres (3,200,000 sq ft), and the expansion plans boosted that to 430,000 square metres (4,600,000 sq ft). Though work was not yet complete, CPN held an official opening of the renovated complex on 21 July 2006; it was expected to be fully operational by October 2006.
The renovation was designed by Philip Johnson and Costas Kondylis. The Trump International Hotel and Tower is 583 ft (178 m) tall and has contained 44 physical stories since it was built. The building originally had an aluminum-and-marble facade and was surrounded by a public plaza on Broadway and Central Park West.
